We've experienced one of our busiest and most productive years as an Estate Agency in 2011 since opening our doors in 2007, so we have high hopes for 2012!

2012 is always going to be difficult to predict and I'm sure we all have our own thoughts on whether property prices are likely to change this year. So it still seems there's a real mixture of views, facts and figures that are floating around in the locality and on a national level. One thing to remember is that this is still a buyer's market place and will be for some time to come.

But looking back on last year, RPS enjoyed its busiest and most productive time in March right the way through to December. One thing is for sure, the Lee on Solent property market still remains fairly boyant and is an area of choice for out of area buyer's, second home purhasers, job relocations, families wanting to upgarde and even first time buyers!

Some experienced words of wisdom, that may just help you to achieve a sale in 2012...

There has and always will be two completely different mind sets when buying and selling. As a seller, you naturally want the highest price, but as a buyer this is reverted and buying the property at the lowest price is of the highest importance. But remember if you are doing both this shouldn't matter and flexibility as well as fairness when negotiating keeps the market moving and creates a more secure property.

Of course there are always scenarios of sellers looking only to sell without the need to onward purchase, but with the lettings market being so popular, perhaps this could be the perfect time to let your home for the short to mid term? This solution gives you the ability to move whilst holding on to your most valuable asset. As the market increases your properties value, your options become wider and a sale at the higher price is then more achievable.
